One of the most common questions we hear from Miami-Dade homeowners is “What size AC do I need?” The honest answer: it depends on your specific home — and getting it right matters more in South Florida than almost anywhere else.
Why “bigger is better” is a myth
It’s tempting to think a larger air conditioner will cool a home faster and better. In practice, an oversized system in a humid climate causes problems:
- Short cycling: the system cools the air quickly, shuts off, then starts again — over and over.
- Poor humidity removal: an AC removes moisture while it runs. Short cycles don’t run long enough to dry the air, leaving your home cool but clammy.
- More wear and higher bills: frequent starts and stops add wear and waste energy.
An undersized system has the opposite problem: it runs constantly and still can’t keep up on the hottest days.
What determines the right size
AC capacity is measured in tons (one ton equals 12,000 BTUs per hour). The right capacity depends on far more than square footage, including:
- Insulation levels in the attic and walls
- The number, size, orientation and type of windows
- Sun exposure and shading
- Ceiling heights and the home’s layout
- How many people live there and how the space is used
- The condition and design of the ductwork
What a load calculation is
A load calculation is an engineering method for estimating how much heating and cooling a specific home needs, room by room. It accounts for the factors above and gives a contractor a real basis for choosing equipment — instead of guessing or simply copying the size of the old unit.
Don’t forget the ducts
Even a perfectly sized system will underperform if the ductwork can’t deliver the air. Undersized, leaky or poorly routed ducts can cause hot rooms and weak airflow no matter what equipment is installed. If you’re replacing your system, it’s the right time to evaluate the ducts too. See our ductwork installation and duct modification services.
Central AC or ductless?
For whole-home cooling, a central system is typically the best fit. Ductless mini-split systems are a great option for additions, converted garages and rooms the central system can’t reach. A contractor can help you decide which approach makes sense for your space.
Bottom line
The right AC size for your Miami home is the one that matches its actual cooling load — not the biggest one available. Ask any contractor you’re considering how they’ll size your system before you sign.
