Ductless mini-split systems have become a popular way to cool specific spaces in South Florida homes. They’re efficient, quiet and flexible — but they aren’t the right answer for every situation. Here’s when a ductless system makes sense, and when a central system or duct modification is the better choice.
How a ductless mini-split works
A mini-split has an outdoor condenser connected by a small refrigerant line set to one or more indoor units mounted on walls or ceilings. Each indoor unit cools its own space directly — no ductwork required. Most modern systems use inverter technology, adjusting their output to match the load.
When ductless is a great fit
- Garage conversions: extending ductwork into a converted garage is often impractical.
- Room additions: an addition may exceed what the existing central system can handle.
- Problem rooms: a sunroom, bonus room or bedroom that’s always hotter than the rest of the house.
- Homes without ducts: older homes or buildings where installing ductwork would be invasive.
- Workshops and offices: spaces that need cooling on a different schedule.
When central AC or duct work is better
- Whole-home cooling: for most full homes, a properly sized central system is simpler and more cost-effective.
- Existing ducts in good shape: if ductwork already reaches the space, a duct modification may solve the problem for less.
- Appearance: some homeowners prefer hidden vents to visible wall units.
Miami-specific considerations
- Condensate drainage: in our humid climate, indoor units remove a lot of moisture. Drain lines must be routed and installed correctly.
- Outdoor unit securement: condensers must be secured to meet local hurricane requirements.
- Proper sizing: an oversized ductless unit can short-cycle and leave a room clammy, just like an oversized central system.
- Permits: ductless installations also require permits and inspection.
Bottom line
If you’re adding space or fighting one problem room, a ductless mini-split can be the perfect solution. For whole-home comfort, start with an evaluation of your central system and ducts.
